The site, covering a total area of 4 ha, is in La Coruña, the main city of Galicia in northwest Spain. The first two plots (a 1.3 ha former shipyard and a 0.4 ha plot with industrial buildings) were acquired in July 2023.

The soil is contaminated by metals in the backfill layer on the part of the site that was used for industrial purposes. However, the soil should not be excavated given the proximity of the rock and groundwater directly in contact with the seabed. The demolition and removal of asbestos from the main commercial buildings resulted in the removal of 17 tonnes of asbestos and the reclamation of all the building materials into fill.

The urban design and modification of the master plan will be carried out by the internationally renowned English architect David Chipperfield, winner of the Pritzker Architecture Prize 2023. The redevelopment of the site will include a 27,300 sqm residential program (open and social).

The rehabilitation of historic buildings is one of the project's key features, in particular part of the adjacent old fishermen’s village, as well as a manor house that is to be transformed into a socio-cultural space open to the public.
