The 4.7 ha site, acquired in July 2022, is in Ceares, a fast-growing area of Gijón, on the site of the former “Cerámica Gijonesa” brick and ceramic factory. The site is located at the south-east border of “Los Pericones” Park, the largest green area inside Gijón.
The site is slightly contaminated, with metals in the backfill layer and a few traces of hydrocarbons. A slab covers part of the site and will be removed during the urban development works. The asbestos has been removed and the old buildings demolished, while the earthworks for the car park will be carried out with the aim of recovering 100% of the materials on site.
The planned redevelopment consists of a 36,800 sqm mixed-use program comprising housing compounds and retail premises. It is expected to incorporate energy efficiency and low-carbon construction objectives, the details of which have yet to be defined.
The project calls for the desartificialisation of the site, the restoration of the original hillside, and the integration into the park of a modern redevelopment with new green spaces, creating continuity between urbanized areas and open spaces.
