The 8 ha former "Officine Grandi Riparazioni" site of Ferrovie dello Stato Italiane's was acquired in December 2022. It is in the “Porta al Prato” district of Florence, in a strategic position close to the new theatre, the “Stazione Leopolda” exhibition centre and the Cascine Park, Florence's largest public park.
As a former railway maintenance station, the site is contaminated mainly by heavy metals, hydrocarbons and locally by chlorinated solvents in groundwater. Demolition and decontamination measures are necessary as part of the redevelopment project to ensure that the proposed use is compatible with the quality of the environment.
The planned redevelopment includes residential property, a hotel and shops. A partnership with ZEIS, an Italian developer, has been signed as part of this development.
The project aims to desartificialise the plot, creating new public spaces and green areas, while preserving some historic buildings.
